Is It a Buyer's Market or a Seller's Market Right Now in Palm Beach Gardens, Jupiter, and West Palm Beach?
Honestly? It depends which house you're looking at.
I get this question every single week. Buyers want to know if they have leverage. Sellers want to know if they can still get top dollar. The truth right now in Palm Beach County is that we are not in one market. We are in two.
The overall numbers are balanced, not crazy
Countywide, homes are taking around 60 to 80 days to sell on average, and sellers are landing about 5% below their original asking price. That is not the frenzy of 2021. It is a more normal, more balanced market where buyers finally have some breathing room and sellers need to actually earn the sale.
In Palm Beach Gardens specifically, the average home is getting one offer and taking close to 12 weeks to sell. That is not a market where you can throw a sign in the yard, snap a few photos on your phone, and expect the offers to roll in.
But that is not the whole story
Here is what I am seeing on the ground, house by house. The homes that are priced right and presented beautifully are still moving fast, sometimes in days, and they are still getting multiple offers. The homes that are overpriced, poorly lit, or shot with a phone camera are the ones sitting for 90, 120, 150 days, getting stale, and eventually chasing the market down with price cuts.
So it really is a tale of two markets. The gap between a home that is marketed well and a home that is not has never been wider.
Presentation is not optional anymore
This is the single biggest thing I tell every seller before we list. Buyers are shopping online first. They decide whether your home is worth a showing in about three seconds, scrolling on their phone. If the photos are dark, cluttered, or crooked, they scroll past and you never even get the chance to compete.
The listings I see flying off the market all have one thing in common. Someone spent real time and real money making that home look its absolute best before it ever hit the MLS. Professional photography. Proper staging or at minimum decluttering. Shots taken in the best light of day. Sometimes a walkthrough video or drone shots if the lot or the water view calls for it.
That is not vanity. That is strategy. A home that looks incredible online gets more showings in the first weekend, and more showings means more offers, and more offers means leverage for you as the seller.
So if you are interviewing agents to list your home, ask them directly what their marketing and photography process looks like. If the answer is vague, or if they are planning to shoot it themselves on a phone between other showings, that is a red flag. The agents getting their sellers multiple offers are the ones treating your listing like a real launch, not an afterthought.
What this means for buyers
If you are house hunting right now, you need to move differently than you might have a year ago. The homes that check the boxes, priced right, in the right school zone or neighborhood, move-in ready, are still getting snapped up fast, sometimes with multiple offers within the first few days.
If you see something you love online, do not wait until the weekend to go look at it. Call, text, or email your agent immediately and ask to get in as soon as possible. I cannot tell you how many buyers have told me they lost a home because they wanted to "think about it overnight." In this market, overnight can mean it is already under contract.
Why it matters that your realtor is full time
This is where a lot of buyers get burned without realizing it. If your agent has another job, or is only doing real estate part time, they may not be available when a great listing hits the market at 9am on a Tuesday. A full time realtor treats your search like it is their full time job, because it is. That means when you text and say "can we see this today," the answer is yes, not "let me check my schedule for the weekend."
If you are working with an agent right now, ask yourself honestly whether they are truly available when you need them. If they are not, it might be costing you the homes you actually want.
The bottom line
We are not in a runaway seller's market countywide, and we are not in a buyer's free for all either. We are in a market that rewards preparation. Sellers who present their home well and price it right are still winning big. Buyers who move fast with a responsive, full time agent are still landing their dream home, even in a competitive multiple offer situation.
