Avenir — Palm Beach Gardens
Price Range: $600s–$2M+
Avenir is Palm Beach Gardens' most ambitious new development in decades — a massive master-planned community on the western edge of the city that will ultimately feature thousands of homes, significant commercial and retail development, and a full lifestyle amenity campus.
What's being built: Multiple neighborhoods within the master plan are currently under construction, with builders including GL Homes, Toll Brothers, and Taylor Morrison offering a range of single-family home styles and price points. The community is large enough to offer genuine variety — from townhomes to estate-level homes — within a single master plan.
The lifestyle: Avenir's amenity campus — featuring resort pools, a fitness center, tennis and pickleball courts, and extensive trail networks — reflects the scale of the master plan. Valencia Grand — Boynton Beach
Price Range: $500s–$900s
GL Homes' flagship 55+ community is actively building in Boynton Beach and represents the current state of the art in active adult new construction in Palm Beach County. Coming Soon: Projects to Watch
The new construction pipeline across this corridor is active — several significant projects are in various stages of permitting and pre-sales that will add meaningful inventory over the next 12-36 months.
Western Palm Beach County: Additional phases of Avenir and Westlake continue to open, with new collections and builders joining the mix. Several additional master-planned proposals are in the entitlement process in western Palm Beach County.
Martin County: Newfield's buildout continues, and additional smaller developments are in planning stages in the Stuart and Jensen Beach areas.
Port St. Lucie: Multiple new communities are in various stages of development throughout Port St. Lucie, continuing the city's position as one of the fastest-growing in Florida.

This is the part of the new construction conversation that surprises most buyers — and the part that, once understood, makes the decision to work with a buyer's agent an absolute no-brainer.
Here's the most common misconception: "If I go directly to the builder's sales office without an agent, I'll save money because the builder won't have to pay a commission."
This is not how it works. And understanding why it doesn't work this way will change how you approach every new construction purchase.
The Builder Has Already Priced In the Commission
Builders price their homes to account for buyer's agent commissions — it's built into the cost structure from day one. If you walk in without an agent, the builder does not lower the price to reflect the commission they're not paying. They simply keep it.

A buyer's agent works exclusively for you. Their job is to protect your interests, advocate for your position, and ensure that the transaction serves your goals — not the builder's.
What a Buyer's Agent Actually Does in a New Construction Purchase
Negotiates on your behalf. Builders negotiate — but they negotiate differently than resale sellers, and knowing what they will and won't move on requires experience. Upgrades, closing cost contributions, lot premiums, rate buydowns — an experienced agent knows what to push for and how to push for it effectively.
Reviews the contract. Builder contracts are long, detailed, and written entirely in the builder's favor. An experienced buyer's agent has read hundreds of them and knows where the risk lies — extended closing timelines, limited warranty provisions, change order restrictions, deposit requirements. Coordinates the closing. New construction closings have their own timeline pressures and documentation requirements. Your agent ensures you're prepared, coordinates with your lender, and makes sure nothing falls through the cracks in the final stretch.
Provides access to coming-soon inventory. Agents with builder relationships often have access to new community openings, priority registration lists, and pre-sales opportunities before the general public. If you want first access to the best lots and floor plans, an agent with builder relationships is your best path.
The Bottom Line on New Construction Representation
Buying new construction without a buyer's agent is one of the most common and most costly mistakes buyers make in this market. You pay the same price either way. You bear all of the risk either way. But with an agent, you have an advocate in your corner who knows the contracts, knows the builders, knows the market, and knows how to get you the best possible outcome.
