Summer in Palm Beach County means two things. Everyone is talking about the heat, and everyone is talking about real estate. Let’s skip the small talk and get into what’s actually moving.

The median home price across Palm Beach County landed at $500,000, up 2% from last year. Homes are taking a little longer to sell, about 88 days on average compared to 84 days a year ago. But don’t read that as a slowdown. Sales volume is actually up, with 1,765 homes sold last month versus 1,539 the year before.
Buyers are still negotiating. The average sale to list ratio sits at 95.2%, meaning most sellers are landing just under asking. If you’re buying, that’s room to work with. If you’re selling, that’s a sign to price it right the first time instead of chasing the market down.
Bottom line. This is not a market of extremes. It’s a market that rewards preparation, whether you’re buying or selling.
What’s New and Coming Soon
Palm Beach County is having a moment, and it’s not just the housing market.
Downtown West Palm Beach is in the middle of a serious construction boom. The Ritz Carlton Residences broke ground, Mr. C Residences is climbing at 320 Lakeview Avenue, and the NORA District, a billion dollar, 40 acre redevelopment north of downtown, just opened its first phase.
Jupiter’s food scene keeps leveling up. Arthur & Sons brings New York Italian energy from celebrity chef Joe Isidori. SaltBird Kitchen & Bar opened with coastal Southern cooking and a weekly jazz series. And Chasewood Plaza is getting a Shake Shack this year.
Palm Beach Gardens has Avenir Town Center opening this summer, bringing new dining anchors to the area. And if you’re near Alton, keep an eye on Stanza, quietly becoming one of the neighborhood’s favorite new spots.
Palm Beach proper is welcoming Michelin level talent, with Midorie and Tutto Mare among the most anticipated openings of the year right on the Intracoastal.
Every one of these openings adds value to the neighborhoods around them. New restaurants and new developments are one of the clearest signs of where buyer demand is heading next.
