The Market, In Plain English
The median home price in Jupiter landed at $580,000, down about 20% from last year. Don’t let that number alone tell the story though. Homes are still moving, with 86 homes sold last month compared to 61 the year before.
Jupiter is currently rated “not very competitive” on Redfin’s scale, sitting at 27 out of 100. Multiple offers are rare right now, and the average home sells for about 5% under list price after roughly 76 days on market.
Bottom line. Buyers have leverage they haven’t had in a while. If you’ve been waiting for room to negotiate, this is it. And if you’re selling, pricing accurately from day one matters more than ever in this kind of market.
What’s New and Coming Soon
Jupiter Medical Center just opened a new $135 million, five story patient tower, adding 92 beds and bringing total hospital capacity to 340. That’s a major investment in the town’s long term infrastructure.
New construction is picking up across Jupiter Farms and the equestrian communities, plus waterfront projects like Forte Luxe, a boutique collection of 17 townhomes on the peninsula, and Water Pointe, a 35 home community along the Intracoastal.
Beacon Park, a 34 acre site near I95, could soon bring nearly 100 new single family homes to town following a recent council vote.
On the food side, Arthur & Sons brought celebrated New York Italian flavor from chef Joe Isidori, SaltBird Kitchen & Bar opened with coastal Southern cooking and a weekly jazz series, and Shake Shack is landing at Chasewood Plaza this year alongside two other new eateries.
