The median home price in Palm Beach Gardens landed at $865,000, up 24.5% from last year. That is a serious jump, and it comes with more activity to match, 112 homes sold last month compared to 86 the year before.
Homes are taking a bit longer to sell, averaging 78 days on market versus 59 days last year, and multiple offers are rare right now. But don’t confuse a slower pace with a cooling market. Prices are climbing, not falling.
Bottom line. Sellers are still in a strong position on price, buyers have a little more room to negotiate on terms and timeline. It’s a market that rewards a clear strategy either way.
What’s New and Coming Soon
Avenir continues to be the story in Palm Beach Gardens. The 4,752 acre master planned community is opening its long awaited Town Center this summer, anchored by a flagship Publix, plus Walgreens, H&H Bagels, Carmela Toast and Coffee Bar, Seppe Pizza Bar, and nearly 20 businesses total.
Healthcare is expanding right alongside it. The Jupiter Medical Center micro hospital is now operational on site at Avenir, and an $18 million freestanding emergency room broke ground this summer.
New residential growth keeps coming too. A new 104 lot single family community was just recommended for approval within Avenir, and Esprit at Avenir, a 55 plus gated enclave, is under construction with models expected by the third quarter.
Between the Town Center opening, new healthcare access, and continued home construction, Avenir alone is reshaping what Palm Beach Gardens looks like over the next few years.
